In the summer of 2022, we were contracted to install industrial polished concrete flooring in a 25’000 sqft warehouse located in Mississauga, Ontario. The warehouse was being used by a financial services company to store and distribute electronic equipment.

The goal was to reduce dust, protect & strengthen the concrete and level uneven control joints. 

The warehouse was in full operation when the project started which meant the job was divided into smaller sections to minimize disruptions. 

Our initial assessment of the concrete floor showed that there was no carbonation, chemical contamination or serious issues. The control joints had curled and required grinding to level them with the surface. Minor repairs were required in the loading dock area. 

We used a Rossi Abrasives 7 grind diamond polishing process to remove the surface concrete and polish the floor to a low maintenance finish. The system consisted of two metal bonded diamond tools and five resin bonded polishing tools. We applied a concrete densifier to harden and strengthen the concrete during the process. 

The control joints were ground flat, recut and filled with a PE85 polyurea joint filler. This will prevent the joints from becoming damaged and allow carts and forklifts to travel smoothly over the joints. 

Our 17 month follow-up of the project shows that the floor is in excellent condition; it remains dust proof and near peak durability. Maintenance requirements are still very low. We estimate a 7-10 year life of the floor with only the high traffic loading dock area requiring a re-polish twice over that time. The loading dock area consists of less than 10% of the job area. 

Polished concrete flooring is optimal for dry manufacturing and logistics facilities because of its exceptional durability and low maintenance requirements. It prevents the concrete from dusting and breaking down.
